Professor Jim Wilcox on the crisis:

 

 "Efforts by the Treasury and the Fed to get credit flowing to businesses and households may start to bear fruit soon, at relatively little cost to taxpayers. The next two phases of the government’s efforts to revive the economy may well involve tax credits for business capital spending and for household purchases of homes, funds to help state and local governments continue infrastructure projects and maintain payrolls, and support for programs that can remove financing obstacles for both small businesses and households.”

“The commercial mortgage market currently suffers from a lack of liquidity and available capital.  This despite the fact that delinquencies are extremely low and commercial real estate fundamentals remain pretty decent.  While there is some legitimate concern that the softening economy could result in deteriorating fundamentals and ultimately  increased delinquencies, no one expects the commercial real estate sector to experience anywhere near the level of problems seen in the residential sector. The illiquidity in the market today is driven as much by fear as by any tangible concerns about the future health of the commercial real estate markets.”
